I wanted to use the following demo as the basis for my website

However it doesnt seem to be available in the starter sites. There is a limited amount in here and i seem to have to buy pro version to unlock more layouts?
This seems very disappointing as I saw there are lots of demo sites ready to use. How do i make use of this demo site on my webpage?
